1 - The One Percent Listing
Solution - Full Service for Selling Your Home
- We will
prepare a comparative market analysis for your property so you
can arrive at the best possible listing price .
- We will supply
photos and virtual tours, if suitable for the property, and mount them
on websites.
- Your property
will be
listed on Hawaii Information Service Multiple Listing Service
website and on the website of Hawaii Property Network, Realtor.com,
Yahoo classifieds, and other websites.
- We will supply
signs for land and residential properties.
- We will
arrange all showings with other Realtors and will
be present at all customer showings.
- We will
arrange for your property to be on Broker Caravans.
- We
will host open houses when indicated solely at Broker's
discretion.
- Hawaii
Property
Network will arrange and pay for all normal advertising cost
including West Hawaii Today classified's and Hawaii Real
Estate
Weekly, Google.com, HawaiiPropertyNetwork.com, BigIslandHomeAlert.com
and Craigs List.
- We will act
as your agent in all negotiations,and will keep you
informed of your options and possibilities as the negotiations progress.
- Once a contract is signed
for the purchase of property, we will prepare and review all
documents and oversee every step of the sales process until closing,
including opening escrow, arranging for inspections and repairs, taking
inventory of furnishings, arranging for final cleaning, transfer of
utilities and keys, and whatever else might be required for a smooth
transaction.

With Hawaii

Network, you pay a flat-fee of $499 to be listed on the MLS. Our
For-Sale-By-Owner (FSBO) flat fee service allows you the right to sell

Hawaii Information Service Multiple Listing Service and other
websites including REALTOR.COM for 6 months.
Put over 1.000 Realtors on the Big Island to work for
you and give your property, local, national and world exposure
on the net - THERE ARE NO HIDDEN FEES!
- If the Buyer has NO REALTOR®, there is NO
COMMISSION to pay.
- If a REALTOR® brings the Buyer, you
pay 2.5% to 3%.
- Broker support for questions and answers.
- Hawaii Property Network refers all calls to
you, unless a buyer requests representation.
- You may advertise in one of our
discounted print advertisements on a shared cost based on the
space used by your property.
- Hawaii
Property Network will place a sign on your property. A rider
with your contact phone number will be provided.
- All
Necessary forms (Sales Contract, Sellers Property Disclosure
Statement, and Lead Based Paint Addendum) meeting the minimum
requirement for selling a home on your own are included.
- Your property will be
listed typically within 24-48 hrs.

*All MLS listing programs require
the offering of a commission if a real estate licensee finds you a buyer. If you
find a buyer without a real estate licensee, you will owe no commission. Most
areas on the Big Island of Hwaii cost $399 for 6 months to list. Some areas are
unavailble or are more expensive to list in. You can cancel your MLS
listing at any time until you have a sales contract in effect. Property cannot
be withdrawn from the MLS once a sales contract is in effect. This is not a
solicitation for a listing if your property is already listed with a real estate
broker. You can cancel your listing any
time prior to getting a sales contract. Once under contract your property must
remain listed on the MLS until the sale closes.
